       The Committee on Regulated Industries (Gruters) recommended the
       following:
       
    1         Senate Amendment (with title amendment)

    3         Delete lines 552 - 604
    4  and insert:
    5  may execute a satisfaction or release of lien. However, the
    6  local government shall allow the vacation rental owner at least
    7  60 days before the termination of a registration to satisfy the
    8  recorded municipal lien or county code lien. The money judgment
    9  provisions of this section do not apply to real property or
   10  personal property that is covered under s. 4(a), Art. X of the
   11  State Constitution.
   12         (h)1.When the subject premises, the owner, or the operator
   13  has been found by the code enforcement board or special
   14  magistrate pursuant to s. 162.06 to be in violation of a
   15  registration requirement authorized pursuant to this subsection
   16  or to be in violation of a local law, ordinance, or regulation
   17  that does not apply solely to vacation rentals, if the local
   18  government has issued a written warning or notice after each
   19  violation, it may:
   20         a.Suspend a registration for a period of up to 30 days for
   21  three or more violations during a 90-day period; and
   22         b.Suspend a registration for a period of up to 6 months
   23  for a subsequent violation within 6 months of the prior
   24  suspension period.
   25         2.A local government may not suspend an owner’s vacation
   26  rental registration for violations of a local law, ordinance, or
   27  regulation which are not directly related to the vacation rental
   28  premises.
   29         3.A local government shall provide notice of the
   30  suspension of a vacation rental registration to the owner and
   31  operator and the division within 5 days after the suspension.
   32  The notice must include the start date of the suspension, which
   33  must be at least 21 days after the suspension notice is sent to
   34  the owner, the operator, and the division. Effective January 1,
   35  2026, a local government shall use the vacation rental
   36  information system described in s. 509.244 to provide notice of
   37  the suspension of a vacation rental registration to the
   38  division.
